Insurance you can be sure of

If you are involved in property development – whether that’s building new properties, converting or refurbishing existing ones – then Latent Defects Insurance (LDI), usually known as a structural warranty or building warranty, is often a necessity.

Latent Defects Insurance is a specialist insurance, often required by development finance lenders, mortgage lenders, investors & long-term tenants. It can protect newly built & newly converted properties against any inherent defects in design, workmanship, or materials for a period of 10 or 12 years (soon to be 15 years), and for up to the full rebuild cost of the property.

How we manage Latent Defects Insurance

At Bridge, we take extra care to ensure we partner with insurers that are reputable, A rated and recognised by lenders. But more than that, we take the time to understand your requirements so we can then help you manage your risk. This can mean better coverage and lower premiums; helping to protect your projects, your business and your reputation.

Key benefits of having Latent Defects Insurance are:

• Greater access to lenders
• M & E cover can be included
• Loss of rent cover can be included
• Compliance with The Building Safety Act
• Contaminated land cover can be included
• No need to rely solely on collateral warranties
• Loss of deposit & insolvency cover can be included
• Avoid potentially costly litigation if there is an inherent structural defect

Types of projects that we can assist with:

• New build residential, commercial & mixed-use
• Social & affordable housing
• PRS (Private Rented Sector), Student Living (PBSA) & hotels
• Conversion projects, refurbishments & extensions
